Doing a home room by room, months apart, is how a house ends up with four unrelated laminates and a budget that ran out in the third bedroom. This session plans the whole thing in one sitting and then lets you build it in the order you can afford. Two hours at the A.P. Colony showroom with a senior designer and your floor plan on the table. We agree one material palette that runs across every room, decide what is fixed joinery and what is loose furniture you can buy later, and write a phase plan with a budget band against each phase. The cheat this is built against is the design fee that never quite comes off. It is offered as a coupon, or against the full project only, or it lapses if you phase the work, or it is adjusted against a quotation that has been quietly raised by the same amount. So the rule here is written in one line and it is checkable on your own invoice: the full Rs 5,000 is deducted as a line on the invoice of your first confirmed phase, whichever phase that is, and phasing the house does not reduce it. Site visit, design consult, wardrobe consult and 3D fees all stack and all come off, once, against that first confirmed order. The second thing this session is for is being told where not to spend. A senior designer who will not say that is a salesman. Acrylic on a bedroom wardrobe you open twice a day is money that shows. Acrylic on a utility cupboard is money that does not.

Fee adjustment

No measurement
Nobody comes to your home. Bring a builder floor plan, or book the Rs 500 site visit for a measured one
No 3D
No rendered views. The 3D walkthrough at Rs 3,500 is a separate booking, per room
No unit estimate
You get budget bands per phase, not an itemised unit-by-unit price. That comes from the kitchen or wardrobe design consult for the room concerned
No working drawings
No shop drawings, no electrical layout, no plumbing layout. Those are produced once a phase is confirmed
Not our trades
Civil work, tiling, plumbing, electrical, painting and false ceiling are quoted separately per phase, and some of them are other contractors we coordinate rather than employ
Bought-in goods
Appliances, sanitaryware, tiles, paint, lights and loose furniture are bought in, named on the quotation with their maker, and carry that maker's warranty rather than ours

Who
A senior Majestic designer, salaried, not a commission-only agent. Majestic is a separately owned affiliated business and its name is on the invoice
Who owns the plan
The palette and the phase plan are yours whether or not you order. Sent unwatermarked, with no not-for-construction stamp, and you may take them to any other firm
Our copy
We keep a copy for our records for 3 years. We do not show your plan, your rooms or your photographs to another customer or use them in marketing without asking you first
Revisions
One revision of the phase plan within 45 days at no charge. Beyond that it is a fresh session at the same fee, which is also adjustable
Validity
Budget bands hold for 45 days, because board and hardware prices move. We will not print a figure that holds for a year
Appointment
Within 4 working days of booking. We print a lead time, not an arrival time
