Details

Rs 22,000 is forty four running feet of peripheral drop at Rs 500 a running foot. A standard bedroom of 10 ft by 12 ft has a perimeter of 44 ft, and 44 times 500 is 22,000. A bigger room simply has more perimeter, and the rate does not change with the room, so you can measure your own walls and work out the figure before you ring anybody. A running foot here means one foot of a 2 ft wide peripheral band: galvanised framing set to grid, 12.5 mm gypsum plaster board to IS 2095, jointed, taped and sanded ready for paint, with light points cut and set out alongside your electrician. The cheat in this trade is the material nobody names. Galvanised is not a specification, it is an adjective. Ours is a 0.55 mm section with a 120 gsm zinc coating, which is a number you can ask any other quotation for and usually will not get. The other one is plaster of Paris sold as the cheaper equivalent. We do not do POP, and the reason is not margin: POP cracks along its joints as a building settles, and it cannot be opened and patched, so the day a leak or a wire needs reaching, the ceiling comes down. Gypsum board on GI framing is cut open, repaired and re-taped. And we will tell you when a room should not have one at all. A 9 ft ceiling loses more to a heavy drop than it gains, and saying so costs us the job more often than it wins one.

Per running foot
Galvanised framing Rs 165, gypsum board for the 2 ft band Rs 130, jointing taping and sanding Rs 95, light point cutting and setting out Rs 60, levelling labour and debris removal Rs 50. That sums to Rs 500, and 44 feet to Rs 22,000
Framing
0.55 mm galvanised sections with a 120 gsm zinc coating, levelled and set to grid with the perimeter channel fixed to the wall. Galvanised on its own is an adjective, so the numbers are printed
Board
12.5 mm gypsum plaster board to IS 2095, and the moisture resistant grade in kitchens, bathrooms and utility areas
Design
A ceiling plan with the lighting layout, shown in 3D before the frame goes up, so you judge the effect rather than imagine it
Coordination
Light points and air conditioning outlets set out with your electrician before framing, so nothing is cut in afterwards through a finished board
Handover
Jointed, taped and sanded ready for paint, debris removed, snag list made with you and closed within 7 working days
What Rs 22,000 does NOT include, with prices
Light fittings
Not supplied. Recessed downlights are Rs 350 to Rs 1,400 each, bought in and named on your quotation with their maker and their maker's warranty
Wiring and the electrician
Yours, or quoted separately. A new light point drawn from the existing circuit is Rs 700 to Rs 1,300. We coordinate either way and we do not wire a ceiling we have not been asked to wire
Cove and profile lighting
About Rs 240 a running foot for the profile and the channel, plus the strip and its driver
Full ceiling area
This rate is a peripheral band. Boarding the whole ceiling instead is about Rs 95 a square foot of ceiling area on top of the peripheral run
Curved and multi-level work
Rs 180 to Rs 340 a running foot on top, depending on the radius and the number of levels
Moisture resistant board
About Rs 40 a square foot extra where the room needs it, and we will say when it does rather than applying it everywhere
Air conditioning framing
Rs 3,200 to Rs 7,500 where a ducted unit and its grille have to be framed in, depending on the duct run
Scaffolding and painting
A ceiling above 10 ft needs scaffolding, Rs 2,500 to Rs 5,500 a room. Painting is not ours, and we hand over ready for paint. A painter will charge Rs 22 to Rs 38 a square foot after us
No POP
We do not do plaster of Paris at any price. It cracks along its joints as the building settles and it cannot be opened and patched, so the day a leak or a wire needs reaching, the whole ceiling comes down
Who builds it, and what happens if it goes wrong
Who fits it
Majestic's own team. Police character verification for anyone entering a home, references from previous sites actually contacted, and any licence checked against the issuing register rather than a photocopy
The room you must give us
Plaster complete, walls dry, room cleared of furniture, and the light fittings chosen and on site before framing so openings are cut to size rather than enlarged later
Timeline
Design 3 to 4 working days for the plan and 3D view, build 5 to 9 working days a room depending on the design. We print a lead time, not an arrival time
Workmanship warranty
1 year on framing, level and joint cracking, stated as Majestic's own. Majestic is a separately owned affiliated business and is the party on the invoice
Board warranty
A real manufacturer certificate on the board, filed in the folder handed to you with the invoice, the approved ceiling plan and the lighting layout
Free inspection
One free visit after the first summer, when joints show what they are going to do. Hairline movement at a joint in a new building's first year is settlement rather than a defect, and inside the year we fix it anyway
Damage and liability
Damage caused by our team is repaired at our cost, including a concealed cable drilled where no drawing showed one. A ceiling opened later by another trade and closed badly is not ours, and we photograph our own work on the last day so the line is clear
No statutory licence exists
India has no statutory licence for false ceiling work and no council registers the trade. We will not invent a certificate. The GST registration, the municipal trade licence, the board manufacturer's warranty and the police verification are what this page offers instead
