Ninety minutes at the A.P. Colony showroom with a designer and your measured drawing on the table. We plan the layout around how you actually cook rather than around a catalogue page: where the wet zone goes, how far the fridge sits from the hob, whether a tall unit earns the floor it eats, how many drawers you will genuinely use. Then you leave with an itemised estimate, and this is where the trade's defining cheat gets closed. A modular kitchen is quoted per running foot, and the number is quoted without saying what a running foot contains. It usually contains the base carcass and shutter and the wall carcass and shutter, and it usually does not contain the countertop, the sink, the tap, the chimney, the hob, the tall unit, the loft, the corner mechanism, the accessory baskets, or a single rupee of the electrical and plumbing shifting that the new layout forces. Nothing is lied about. Nothing is stated either, and the figure at the end is half as much again. So the rate is printed here and so is its contents. Rs 23,125 a running foot, and a running foot means one foot measured along the wall with a base run and a wall run over it, both in a boiling water proof board to IS 710, soft close hinges and channels throughout, a granite counter over the base run, a basic accessory allowance, and the fitting. Eight running feet is Rs 1,85,000, which is where the turnkey package starts, and the ninth foot is another Rs 23,125. Everything that is not in that foot is listed below with an indicative price against it, so the arithmetic is visible before you book rather than after you commit.

What a running foot buys, at Rs 23,125
- The unit
- One foot measured along the wall, with a base run 2 ft deep and 2.5 ft high and a wall run 1 ft deep and 2.5 ft high above it
- Base carcass and shutter
- Rs 10,500. Boiling water proof marine grade board to IS 710, laminate shutter, 2 mm edge band on every exposed edge
- Wall carcass and shutter
- Rs 6,200. Same board and same shutter specification as the base run
- Hardware for that foot
- Rs 2,400. Soft close hinges and drawer channels from an authorised supplier, maker's name stamped in the hinge arm
- Granite counter
- Rs 1,900. Granite over the base run, 2 ft deep, cut, polished and set with a 4 in skirting
- Accessory allowance
- Rs 1,500. Pro-rata share of one cutlery tray and one basket per 8 running feet
- Fitting
- Rs 625. Pro-rata delivery, levelling, scribing to the wall, silicone and cleanup
- The sum
- 10,500 plus 6,200 plus 2,400 plus 1,900 plus 1,500 plus 625 is Rs 23,125. Eight feet is Rs 1,85,000, which is where the turnkey package starts. The ninth foot is another Rs 23,125
What a running foot does NOT buy
- Tall unit
- Not counted in the running feet at all. A 2 ft wide floor to ceiling tall unit is Rs 28,000 to Rs 46,000 depending on its internals
- Loft
- Above the wall units, Rs 4,200 a running foot
- Shutter upgrades
- Laminate is in the rate. Membrane adds about Rs 1,900 a running foot, acrylic about Rs 3,800, veneer about Rs 5,200
- Counter upgrades
- Granite is in the rate. Quartz adds about Rs 850 a square foot of counter, solid surface about Rs 1,400
- Sink and tap
- Bought in and not in the rate. A sink is Rs 4,500 to Rs 18,000 and a tap Rs 2,200 to Rs 9,000, named on your quotation with its maker
- Appliances
- Chimney, hob, oven, microwave, dishwasher and water purifier are not in the rate at any price. Majestic does not make appliances. We fit what you supply, or buy it in and name the maker and its warranty
- Corner and pull-out mechanisms
- A magic corner or carousel is Rs 9,500 to Rs 22,000. Wicker and pull-out upgrades beyond the basic allowance are Rs 2,800 to Rs 14,000 per unit
- Electrical shifting
- Moving one power point Rs 900 to Rs 1,600. A new 16 A point for an oven Rs 1,800 to Rs 3,200. Under-cabinet profile lighting Rs 1,100 a running foot plus the driver
- Plumbing shifting
- Moving the water inlet or outlet Rs 2,500 to Rs 6,000. Chasing, tiling, replastering and painting after any shift are separate again
- Civil work
- Demolishing an old platform Rs 4,000 to Rs 9,000. Tiling, dado, flooring and painting are not ours and are not in any figure here
Board, hardware, drawings and the small print
- Carcass board
- Boiling water proof marine grade to IS 710 as standard. The estimate names it. Boiling water resistant to IS 303, commercial ply, MDF and particleboard are the descending alternatives and each is priced if you ask
- Shutter board
- Quoted as its own separate line, because carcass and shutter grades routinely differ and only one of them usually gets mentioned in a quotation
- How you check it
- The ISI mark and the mill's stamp are printed on the board face. Look for them the day boards reach your site, before anything is cut. Once laminated the grade is invisible and the argument cannot be settled
- Edge banding
- 2 mm on every shutter and every visible carcass edge, 0.8 mm on internal shelf edges, and all four edges of every panel banded including the back edge nobody sees. An unbanded internal edge is where water enters and swells first
- Hardware
- Soft close hinges tested to EN 15570 and drawer channels to EN 15338, from an authorised supplier, with the maker's name stamped into the hinge arm. An unbranded hinge has a blank arm, which is how substitution is caught after fitting
- Who owns the drawings
- The layout and the estimate are yours whether or not you order, unwatermarked and with no not-for-construction stamp. Take them anywhere. We keep a copy for 3 years and do not use your room in marketing without asking
- Revisions and validity
- One revised layout within 30 days at no charge, then a fresh session at Rs 1,500, also adjustable. The estimate holds 30 days. Appointment within 3 working days of booking
