Rs 5,299 buys 36 person-hours on site for a 3 BHK, which is Rs 147 a person-hour. The 2 BHK at Rs 3,499 buys 24 hours at Rs 146. Both numbers are on both pages so they can be compared, because the quiet way to make a bigger home more profitable is to raise the rate and let nobody notice. The hours go up with the home; the rate does not. The checklist is the same list, applied to more rooms: ceiling fans with blades and the top of the motor housing, light fittings and grills, skirting, switch plates, doors and frames, window channels, grills and the inside face of the glass, cupboard tops, loft fronts, behind and under anything movable, walls dusted and cobwebbed, floors scrubbed with the corners and grout lines worked by hand, and every bathroom and the kitchen in the same visit. You initial each room as it is finished, and anything missed is redone before we leave. Larger than a 3 BHK is priced on the same rate rather than on a guess: about 12 additional person-hours per further bedroom and its bathroom, so roughly Rs 1,750 each, quoted after a look at the floor plan or a few photographs. Where a home has been shut up, is post-construction, or has heavy grease or long-standing soil, we will say before booking that it needs more hours than a standard clean, and quote them, rather than sending a standard job that runs out of time at six in the evening. The exclusions are the same as the 2 BHK and they are worth reading rather than assuming: fridge interior only if emptied and Rs 300 extra, cupboard interiors only if empty on arrival, the chimney separate, upholstery separate, heavy furniture cleaned around rather than moved, painted walls dusted and not washed, and external glass above the ground floor not done at all.
